Welcome to our peaceful farm in the Blackdown Hills Area of Outstanding Natural Beauty. The farm is ideally situated for you to explore the beautiful East Devon countryside, less than 5 minutes from the A30, and only 25 minutes drive from the coast. Your well appointed private studio flat includes a king size bed, en-suite bathroom, sofa, TV and kitchenette. It has been recently refurbished, with new furniture. Breakfast can be served to you in the flat, for a little extra, available on request.

The accommodation comprises a large sitting room, wood burning stove, king size bedroom with TV and large ensuite bathroom, with a bath and shower, private terrace overlooking the valley. NO KITCHEN. Great village pub 5 minutes walk. Continental breakfast included! The annex has an en-suite shower room, double wardrobe, king size bed and food preparation area. Private patio with table and chairs for an al fresco breakfast or dinner and sole use of a small summerhouse with views of the Axe Valley.

The Pod at Springwater is a unique, handcrafted property set up amongst the trees. It has two bedrooms: one double, with a large window and a view into the trees and the smaller, twin room, with offset bunk beds. The living room has a smart tv. There's also a well equipped bathroom with a great shower. Downstairs is accessed through a trapdoor in the floor to the kitchen or the fun way via the tube slide. Double doors open onto the backyard, which has an outdoor fireplace, pizza oven and bbq.

Little Rock is the perfect location to simply relax or explore the country & coast with great food and activities within easy reach.

The Annex is set within 2.5 acres of the owners property, which was originally a farm house, and is surrounded by footpaths to the Hills. Great place for a relaxing or romantic break.
