The Airbnb app makes it easy to manage your pricing and availability. Here’s how to use your hosting tools to help you get more bookings and support your earnings goals.
Review your calendar regularly
Guests look for Airbnb Experiences that offer great value. Make a habit of reassessing what you charge and how often you host to stay competitive.
You can adjust your price and availability settings directly in your calendar. Keep these factors top of mind.
- Day of the week: Consider setting different prices on different days. For example, you may want to charge less on slower days to entice people to book.
- Time of day: Think about the best times to attract a variety of guests and add availability. For instance, weekday evenings may appeal to locals who work during the day and want to avoid busier weekends.
- Group discounts: You can offer discounted rates per person to appeal to large groups. For example, you could offer 10% off for 2 to 3 people, 20% off for 4 to 5 people, or 30% for more than 6 people.
- Families: Consider allowing children younger than 12 to participate for free or at a lower price.
- Last-minute bookings: If an experience is only partially booked, try adjusting your price to fill the remaining spots.
- Group size: You can adjust your open spots to avoid overselling if you offer your experience on another platform.
Prepare for busier times
High seasons can help your business grow. Plan for greater guest demand with these pricing tips.
- Add instances: Offer your experience more often when the weather, holidays, and big events like concerts, festivals, and sports tournaments bring more visitors to your area.
- Update guest count: Consider increasing the number of seats and adjusting the price to help attract last-minute guests. You can make these changes in your Today tab.
Busy seasons are also a good opportunity to update your listing to stand out in search. Consider adjusting your title and description to highlight the time of year or adding new images.
Plan for slower times
Here are ways to help your listing stand out during quieter periods.
- Add discounts: Even small discounts can improve your placement in search. Consider offering lower prices with an early bird and large group discount. If your discount is more than 10% off the total price, your discounted price will be shown next to your original one, which is crossed out, in search results and on your listing page.*
- Make room for last-minute additions: Reduce your booking cutoff times so guests can book the same day or the day before. Half of all bookings happen less than 1 week before the experience begins.** Guests like locals and visitors with flexible plans tend to book later than usual during slower periods.
