2 guest rooms (sep listings) for 4+3, approx £70 for couple, extra adults £20. Comfortable seating areas, private ensuite bathrooms/shower rooms. The ground floor annexe for 3, has ramped private entrance, suitable for mobility issues. (wheelchair and shower seats available.) The UPSTAIRS room, has curtained twin alcove. Safe windows, nice view, DVDs with player, exercise equipment. 4th folding bed for mixed group, or single duvets on double bed; five possible. Child's floor mattress.

Le logement
Our family home is bright, spacious and peaceful. No live television (you are hopefully on holiday!) but plenty of books and DVDs to borrow, UK and foreign. (We have wi-fi, so you can use your own laptop/tablet/i-phone etc, if you have a current TV licence at home.) Plenty of toys and board games. Table tennis. Lots of bird life to see, and open views to arable countryside, wooded hills, wedge of sea. Several local walks (maps available). Plenty of off road parking space. For improving fitness, adults only, there is a cross-trainer and core muscle exercisers, available at users' discretion.

Both our guest rooms (separate listings) have comfortable seating areas, private ensuite bathrooms. One, for 3 people, is the ground floor annexe with separate, accessible private entrance. THIS ONE for a maximum of 4, is on the first floor, and part of the family home. The sunroom/breakfast room and garden patio are for guests' use.

Autres remarques
I provide meat-free breakfasts, with plenty of fruit, cereals, dairy, fish and free range eggs. If you have any special dietary requirements or restrictions, I will do my best to accommodate those. Please mention if you have any food allergies - especially peanuts.
We have a safe, gated garden and tree swing for supervised children. No pet dogs, but service dogs are welcome downstairs.
There are kettle, teas, coffee, hot chocolate and bikkies in the rooms.

Locally, there is a variety of good restaurants with different cuisines, and cafes, to recommend. The two local Country Parks are exceptionally good, offering watersports, fishing and bird watching, as are the coastal promenades and beaches, all with level access. I have plenty of brochures and What's On guides available. There are many and increasing attractions and cultural events in Dundee, and local live music in Broughty Ferry. We are wildlife friendly, with pipistrelle bats and a wide variety of birds, some nesting in or on the house. Fields surrounding crop wheat, barley, oil seed rape, potatoes, beans, an ever changing patchwork. Fresh, clean air and lots of it! Local fruit and produce farmshops and Town Gala weeks in the summer. Several landscaped play areas and an adventure high ropes course (excellent for teenagers) a mile away. (Best booked in advance.) There is a picturesque, lively marina and fishing harbour at Arbroath, offering fishing boat trips; the famous Bell Rock Lighthouse is visible and there is an explanatory Signal Tower Museum onshore. There's an impressive cliff top walk, but supervise children and impetuous adults! There's delicious local smoked fish - Arbroath Smokies, trout, etc, for sale and good fish and chips, also in Monifieth, where there is a super golf course, less pricey than Carnoustie, or St Andrews. Lunan Bay is a big beautiful beach, as is Tentsmuir Forest beach at Kinshaldy. There are many ancient archaeological sites nearby, Pictish, Celtic and Viking history. In two years' time there will be a remarkable satellite Museum of the V&A in Dundee, construction well on the way, focussing on Technology and Design - linked with the prestigious Duncan of Jordanstone Art College, Dundee. The remodelled city centre around the Caird Concert Hall is already looking excellent. The McManus is a jewel of a Museum. There are several Theatres, and 2 mainstream and one Art film Cinema. There are two sailing ships, The Discovery and The Unicorn, both well worth visiting. Allow at least a half day for the former.
