Spacious 3BD/2.5BA with private pool just 1/2 block to the beach & walking distance to restaurants, bars and Entertainment District. The amenities have everything you need including cable, wifi, washer/dryer, loaded kitchen, dishwasher, microwave, all appliances & 2-car garage. Island grocery store is only a block away. This beach home has a terrace where you can enjoy fireworks during the weekend! Pets up to a MAXIMUM of 25 pounds with a $100 non-refundable pet fee. FAMILIES ONLY during March, no spring breakers. Please know that you will be required to do a security deposit hold for this property. Please read all HOUSE RULES before booking!

SPRING BREAK: This property does NOT allow Spring Breakers.

MINIMUM LENGTH OF STAY: Rental rates are based upon a 3-7 night minimum stay.

RESERVATIONS: A reservation fee of at least $500 is required to reserve a future rental of the property and must be received within 3 days of booking the reservation. This reservation fee automatically converts to a security/damage deposit upon arrival. An advance full payment of the rental rate is required 60 days before arrival. Rental rates will include the quoted rate, local and state taxes, departure housekeeping fees and any resort fee charged by the owner. All reservations require a credit card deposit, a signed rental agreement, a valid credit card, and current driver’s license for ID purposes. Personal checks may be accepted for payments if presented in time to be processed prior to payment deadlines.

SECURITY/DAMAGE DEPOSIT: The security/damage deposit is NOT applied toward rent but is fully refundable within 10 days of departure. However, when damage or loss of inventory occurs, the owner reserves the right to return deposits up to 30 days after departure. If damages exceed the deposit amount, guests will be responsible for charges in excess of the deposit.

CANCELLATIONS: Reservations cancelled more than 60 days from arrival date will result in a 100% forfeiture of the Reservation Fee. Reservations cancelled 60 days or less prior to arrival date will result in a 100% forfeiture of the full rental amount. Inclement weather will not be considered a valid reason for refund. The only exception would be a forced evacuation of the island due to a hurricane. Property owner strongly recommends that all renters acquire adequate vacation cancellation insurance prior to signing any rental agreement.

GUESTS: Your reservation is confirmed for the number of quests listed. The guests are subject to immediate eviction without benefit of any refunds of rental fees or deposits if more guests than listed are present on the property overnight. Invitation of non-resident guests to parties, weddings, family reunions, etc. is strictly prohibited without the written permission of property owner. Owner, or his/her representatives, may enter the property at any time, without notice, for the purposes of protection, emergencies, and/or maintenance of the property.

PETS: Pets are not welcome in the property unless prior approval from the Owner. Approval will be on a case by case basis and will be based on the number of pets and the size requirements and might require an additional deposit. If any Guest brings unregistered pets might face immediate eviction and forfeiture of rent and damage deposits. Pets must be on a leash at all times when outside of the property. Guests must clean up after their pets in the property as well as all areas of the island, including the beach. The South Padre Island Code Enforcement Officers can (and will) impose fines to visitors who do not clean up after their pets. Owner recommends that Guest have a plastic bag with them at all times while walking/exercising their dog outside of the condo.

SMOKING: Our property is a non-smoking property. Upon check out, if smoke smells are detected inside the condo, 100% of the security/damage deposit will be forfeited.
ILLEGAL ACTIVITIES: Any guests engaging in or arrested for any illegal activity will be subject to immediate eviction without benefit of any refund of rental fees or deposits.

CHECK-IN: Check-in is after 4:00 p.m. Occasional early check-ins may be available and require written permission from owner. If you plan to come later than 10:00p.m. and need some assistance, we will not be available until the next morning. We would like to make you aware that if you check in after 10pm, we will not be available to answer calls until the next morning.

CHECK-OUT: Check-out is no later than 11:00 a.m. Occasional late check-outs may be available and require written permission from owner. Owner reserves the right to charge a $50 late check-out fee.

KEYS: Guests will be assigned a specific code to gain access to the unit.

PARKING: Our home is ONLY side “A” of a 2-home building. Please park only on side A, NEVER park on side B. Tents, boats, jet skis, campers, trailers or motor homes are not permitted on the property. Owner is not responsible for any fees associated with towing or disablement of any vehicles owned or operated by guests on the property.

POOL: No Life Guard onsite, you will be swimming at your own risk. Please be careful with your children. Do not leave them unattended.

LOST OR STOLEN: Owner does not accept any responsibility for lost or stolen articles of Guests.

EXCESSIVE CLEANING: Excessive cleaning fees will be deducted from the security deposit when the property is left in an extremely dirty condition. The decision to charge this fee is at the total discretion of the Owner.

FURNISHINGS: An inventory of furnishings, décor, kitchen utensils, linens, towels and miscellaneous items is kept current by Owner.

CABLE TV ON DEMAND PROGRAMMING: Ordering Movies on Demand is strictly prohibited. If your Cable TV or Internet service is down, please contact the Owner immediately.

MISCELLANEOUS: If you should encounter any problems inside your unit: appliances, toilets, disposal, cable TV, internet, WIFI, etc., please contact the Owner or their Representative immediately.

SPRING BREAK ACTIVITY AND/OR UNACCOPANIED YOUNG GUESTS: THE OWNERS HAVE A POLICY OF NOT ALLOWING SPRING BREAK ACTIVITY AND/OR UNACCOMPANIED YOUNG GUESTS IN THE BUILDING. IF THIS POLICY IS BROKEN, THE GUEST WILL BE REMOVED FROM THE PROPERTY AND PAYMENT WILL NOT BE REFUNDED. PLEASE DO NOT RISK IT. THE OWNERS OF THE PROPERTY DO WELCOME FAMILIES IN THE MONTHS OF MARCH AND APRIL.

Note: Once booked, we will send a custom Rental Agreement for you to complete and send back to us. Without this agreement we will not be able to host you.
