Nice place, an easy stay.

lovely property with off road parking.

Nice enough house. Points to consider:

1) It is quite an uphill walk back to the house
2) The neighbours were playing loud music each evening. Only heard from living area but distracting when trying to watch TV
3) The living area ( in my opinion) is not big enough for the 11 people it sleeps. The dining table only fits 5. There is an additional breakfast bar with 4/5 stools. There is only 1 TV in the house in this room. This means that ( as Lounge area there too) everyone is in one room. There is not enough settees for 11 people to sit comfortably.

The bedrooms were fine but there is insufficient space/facilities for socialising as a large group.

4) you do have access to Netflix/Prime etc but not to Terrestrial TV channels showing live programmes.

Phil and Caroline's property was just as described. It is a rather nice property with great access to the rest of Brighton, including the Lanes which is just down the road.
We had everything we needed and the check in and out process was straightforward, with no hiccups finding the place.
All of the rooms were a decent size/as shown in the photos etc, with comfortable beds and good bedding provided. Enough towels and toiletries provided for the number of guests specified as part of the booking, which was great.
The communal areas also had plenty of space for the number of people the place is advertised for (which often is not the case with larger group bookings).
We also really appreciated the outside patio area, which would, in particular, be a wonderful feature during Summer.
Really enjoyed our stay and would use again.
